AI rental enquiry agent for Australian real estate
Answer every enquiry the moment it lands.
A tenant messages a listing on realestate.com.au at 10:43pm. Two minutes later the agent has replied in your agency's voice, qualified them against your checklist, and offered three inspection times for Saturday. The booking is already in AgentBox before you finish dinner. Lifts inspection attendance 2x for most agencies. Closes after-hours leads that used to go cold by Monday. From $199 a month, on top of a $3,000 build.
What it does
One agent. Three jobs property managers wish they had time for.
Reply to every enquiry within 90 seconds
realestate.com.au, Domain, your agency website, SMS, email. The agent reads, replies in your voice, answers common questions (pets, parking, NBN, lease length), and offers concrete inspection times. 24 hours a day, 7 days a week, including Christmas Day.
Book inspections directly
Reads your inspection calendar in AgentBox, REX, PropertyTree or Vault. Suggests three real times. Books the one the tenant picks. Sends a confirmation with the property address and the agent's name.
Pre-screen against your checklist
Applications get sorted: green (meets every criterion), amber (mostly meets, one or two flags), red (doesn't meet). The PM reviews them in priority order. Two hours of screening becomes 20 minutes. The PM still holds the final say.
The enquiry flow
From "what's the bond?" to "see you Saturday 10am."
- Tenant clicks "Enquire" on realestate.com.au at 9:47pm. Email lands in your agency inbox. Agent picks it up within 30 seconds.
- Agent reads the listing. Pulls property details, rent, bond, available date, pet policy, lease length, photos, your agency contact.
- Replies in 90 seconds. Friendly, on-brand, answers the tenant's question (if asked) and offers three inspection times pulled from your inspection diary.
- Tenant replies "Saturday 10am works." Agent confirms, books in the CRM, sends an SMS with the address and a calendar invite.
- Saturday morning. Agent sends a reminder SMS three hours before the inspection. Tenant taps confirm. They show up.
- Saturday afternoon. Tenant submits an application through your website. Agent runs the checklist. Lands in your admin panel as green/amber/red by Sunday morning.
- Monday 8am. Your PM walks in to a stack of qualified applications already sorted. No enquiry from the weekend missed.

Common questions
Real-estate specific questions.
Does it pull enquiries from realestate.com.au and Domain?
Yes. The agent reads enquiries from realestate.com.au, Domain, your agency's own website forms, and SMS/email coming directly to the listing's contact. It replies in your agency's voice using the playbook you wrote during the build.
Will it book inspections directly?
Yes. The agent reads your inspection calendar in AgentBox, REX, PropertyTree or Vault, suggests times to the tenant, and books the one they pick.
Will it pre-screen tenants?
First-pass only. The agent labels each application green/amber/red with a one-line summary. The PM makes the final call. The agent never auto-approves, never auto-rejects, never sends rejection letters.
Is this Anti-Discrimination Act compliant?
Yes. The agent never considers protected characteristics. Filter tuned to NSW Fair Trading, VIC Equal Opportunity Act, QLD OFT and equivalents. Every screening decision is logged for audit.
Will it handle sales enquiries too?
Yes. Sales enquiries get a different playbook (more interest-qualification, less suitability-screening) but use the same agent. Open-home attendees get a Sunday-morning follow-up.
What about emergency maintenance requests?
If a tenant messages about a burst pipe or no hot water, the agent recognises the urgency keywords, escalates immediately to the PM's mobile, and sends a holding reply to the tenant. We've handed off thousands of these without delay.
