AI for Australian real estate
Reply at 11pm. Book at 6am. Inspect at midday.
Half your rental enquiries land between 7pm and 11pm. Half your sales enquiries land while you're at an inspection. agentyard builds AI agents that answer enquiries 24/7, qualify against your checklist, book inspections in AgentBox / REX / PropertyTree / Vault, and only escalate the leads worth escalating.
Why agencies are calling us
The enquiry that lands at 9:47pm sets the open at 11am Saturday.
68%
of rental enquiries are after-hours
realestate.com.au + Domain enquiry data. Tenants browse on the couch after dinner — not at 10am Tuesday.
100%
qualified before Monday 8am
Agency in Newtown, NSW. Every weekend rental enquiry triaged + booked before the office opens.
2.4×
more inspections per listing
Friction kills inspections. The agent suggests three concrete times, books the one the tenant picks.
What we build
Five AI agents for agencies and property managers.
Most agencies start here
Rental enquiry agent
Answers enquiries from realestate.com.au, Domain and your website forms within 90 seconds, 24/7. Suggests inspection times. Pre-qualifies against your checklist (income, pets, lease length, move-in).
Inspection magnet
Inspection booking agent
Manages open homes and private inspections. Sends reminders. Confirms the day before. Captures attendees and their interest level for your CRM.
Saves your PM hours
Tenant pre-screen agent
Runs first-pass against your agency's checklist before applications get to the PM. Only qualified tenants reach human review. Final say always sits with the PM.
Sales follow-through
Sales enquiry follow-up agent
Following up open-home attendees, OFI sign-ins and online enquiries on the schedule top agents use — but never miss. Each message references the actual property.
Reputation
Review-request agent
Asks happy tenants and vendors for Google reviews at the right moment — after move-in, after settlement. Lifts your agency's review velocity 3–5x.
Built for your stack
Plugs into the systems your agency already runs on.
CRM
AgentBox, REX, PropertyTree, Vault, Console.
Listings & enquiries
realestate.com.au, Domain, agency website forms, Inspect Real Estate.
Communications
Twilio, Aircall, MessageMedia, ClickSend, WhatsApp Business, your existing landline.
Tenant pre-screening, done right
Faster shortlists. Property manager always holds the keys.
The agent runs your application checklist before applications hit the PM's desk. It never approves a tenant, never sends a lease, never makes the final call. It just sorts.
What the agent screens for
The checklist you wrote during the build. Income at 30 per cent rent-to-income or your custom ratio. References complete. Pets disclosed. Smokers disclosed. Lease length matches your owner's brief. Move-in date works. Anything outside the checklist gets escalated.
What the agent never does
It does not consider name, age, gender, ethnicity, sexuality, religion, family status, disability or anything else covered by the Anti-Discrimination Act. It does not auto-reject. It does not send rejection letters. The PM does both. Always.
How the PM sees it
Each application lands in your admin panel with a green / amber / red label and a one-line summary of why. The original application stays attached. The PM reads the green pile, sanity-checks the amber, glances at the red. Two hours of screening becomes 20 minutes.
Audit log
Every screening decision is logged with timestamp, the checklist version that was applied, and the agent's reasoning. If a rejected applicant ever raises a Fair Trading complaint, the log is there. The PM has the paper trail without keeping the paper.
Vendor communications
Keep vendors warm without sending them template spam.
For sales agents, the agent handles the routine vendor updates that get skipped when you're at four inspections on a Saturday.
- Weekly vendor report. Pulls inspection numbers, enquiry volume and price-bracket interest from your CRM. Drafts a personalised SMS or email update. You review before send, or set auto-send for clients who prefer it.
- Offer notifications. When an offer comes in, the agent drafts the vendor message with the offer details and your recommendation. You approve. It goes out within 10 minutes of the offer, not 10 hours.
- Open home follow-ups. Attendees from Saturday inspections get a "thanks for coming" message Sunday morning, with a one-tap "I'm interested" button. Interested attendees show up in your CRM as qualified leads on Monday.
- Price-feedback loop. If the agent notices three or more "too high" comments from inspection attendees, it flags the listing for a price conversation with the vendor. Surfaces feedback the agent might otherwise miss.

Agencies ask
Common questions, straight answers.
Can the AI handle realestate.com.au and Domain enquiries?
Yes. The agent reads enquiries from realestate.com.au, Domain, your agency website forms, SMS and email. It replies in your agency's voice, answers common questions, and offers inspection times that match your diary.
Does it integrate with AgentBox / REX / PropertyTree / Vault?
Yes. Inspections, tenants and enquiries flow into the system you already use. Console and Inspect Real Estate also supported.
Can it screen tenants?
It runs a first-pass against your agency's checklist (income, references, pets, smokers, lease length, move-in date) and only escalates qualified applicants. Final approval always sits with the property manager.
Is this allowed under Australian privacy law?
Yes when configured correctly. agentyard sets up your agent with appropriate privacy notices, data retention rules, and consent flows under the Privacy Act and the relevant state real estate regulations (NSW Fair Trading, Consumer Affairs Victoria, OFT QLD, etc.).
What about complex tenant questions?
The agent has explicit "I'll get the property manager to call you back" handling for anything outside its scope. Nothing made up. Nothing guessed.
